RIAI Working With Architect Guidance

1. Design Service (see also Project Stages) / Feasibility Studies / Assisting in establishing your brief

At Circa Design  we provide a full and comprehensive design service: from formulating a brief of your requirements and producing an Initial Design, to Developed Design, Detail Design, and seeing a project realised in Construction.

2. Applying for Planning Permission

We will advise you if your project requires planning permission and will work with you to produce the relevant information for making an application to the local authority on your behalf. We will also look after any appeals in the instance your application is not granted and may negotiate on your behalf with planning authorities.

3. Administrating the Building Contract & Project Management

As your Architect we will deal directly with the building contractor on your behalf and we will oversee all aspects of the project to ensure that it is delivered in accordance with your design and planning permission.

4. Coordinating other Consultants

In some instances your project may require the input of specialist consultants such as a Structural Engineer or Quantity Surveyor, and we will coordinate their involvement at all stages, keeping you informed at every stage

5. Building Surveys

We can conduct a full measured survey of an existing building, inspect the condition of an existing property and prepare a report.

6. Conservation Skills and Protected Structures

If the building you own is ‘historic’, a ‘Protected Structure’ or in an ‘Architectural Conservation Area’ you will need the advice of an architect with skills in conservation.

The RIAI operates an RIAI Conservation Accreditation System that recognizes differing levels of conservation expertise.

It is an offence for the owner of a Protected Structure to allow it to be endangered, or to carry out any works that could affect its character without planning permission, and the penalties are severe. Even if your building is not listed by the Planning Authority it can still be worthy of conservation and you will want to make sure that its character is not damaged in the process of any alterations or extensions you plan to carry out.

7. Building Energy Rating Audits

An architect may be qualified to undertake a Building Energy Rating Audit and issue a BER cert.

8. Interior Design

At Circa Design we can provide a full interior design service, advising on you loose furniture, artworks and finishes to turn your house into a home. We can work with you and a chosen specialist to design bespoke pieces of furniture and lighting.

9. Urban Design

Circa Design are at the forefront of the design of urban spaces in existing and proposed sections of our towns and cities. We can offer you a full and comprehensive urban design/master planning service.

10. Passive/Sustainable Design

Circa Design are Certified Passive House Designers which means we have the specialist skills and services to inform you of the best way to design your Passive home. Passive Design is steadily increasing and we can advise you on all aspects of the design and build. As your architect we can advise you on optimising building orientation, microclimate, building fabric, lifecycle costing, energy and water consumption and ensure compliance with Building Regulations. Additionally, if you require options for future proofing your building against future costs, or creating a zero carbon building the implications can be established by a specific studies at an early stage with us.
